Property and Asset Management Working Group
Asset Management is the function within a CDC that is responsible for the long-term management of an organization’s total portfolio. It is a systematic process of maintaining, upgrading, and operating physical assets cost-effectively. It provides tools to facilitate a more organized, logical approach to decision-making; thus, providing a framework for handling both short- and long-range planning.
Property Management is the range of functions concerned with looking after buildings, including collection of rents, payment of outgoings, maintenance including repair, provision of services, insurance and supervision of staff employed for services, together with negotiations with tenants or prospective tenants.
Property Management has a focus on more day-to-day decision making about individual properties; whereas, Asset Management concentrates on the long-range viability of an entire portfolio.
